To build great homes consistently we have developed a building process that is documented and followed with each home we build. It allows us to make certain you are always involved, informed and satisfied with your new home. There are basically TEN steps we go through to get to the completed home. Below is a brief outline of each step with in-depth information abut each process available, just click thru wherever you want!
Step One: Initial Interview
During our initial consultation, we will ask you to share your vision of your new home. We’ll ask you what your current needs are, what things you would like to have and what features you dream about. We’ll ask you what features are most important to you and what price range you feel you can reasonably afford. With our home design software and design team we can show you how your home will look, inside and out, and make changes to the plan to suit your needs. With our years of practical experience, we can recommend sensible solutions to everyday needs that can help you achieve the home of your dreams within your budget.
Step Two : Selecting a Floor Plan or Developing the Design of your new home
This creative process may start with rough sketches or pictures from magazines, a home from a plan book or a plan you may have already purchased or simply an idea. You may also choose to select one of our copyrighted plans, or we can discuss working together to create a custom plan designed exclusively or you. This step often takes more time as you transfer your dream into a reality. We understand. We'll be happy to offer advice and options you may not be aware of during this important step.
Step Three: Land Evaluation or Selecting your Home Site
We will arrange a personal visit to your desired home site to evaluate the orientation of your home on its site and the what costs may be associated with building on that particular home site. This could be land you have already purchased, land you are considering to purchase or a home site we have in our inventory. We can also assist you in finding the perfect site for your new home.
Step Four : Determining the Cost of the Home and it’s finishes
Working from the floor plan you have selected, we will provide you with an initial budget cost based on our conversations about your desired features for the home. This very preliminary budget to determine if your wants and budget are together. If the preliminary budget and specifications are in sync we can move forward.
Step Five: Moving towards construction - Executing a Contract
When the floor plan, specifications land and final budget has been determined and accepted by you, you will sign a contract to begin construction. Congratulations! Let’s get ready to build your new home.
Step Six: Construction Financing
To begin the construction process, you will need to arrange for a home construction loan with a financial institution of your choice. A few more documents to sign. Scott Homes, Ltd. can assist you with the process of financing your home, if you like. We have a professional relationship with quality construction lenders that can make it easier for you. We also welcome customers that intend to self finance their home.
Step Seven: Final Finishes and Selections
This is one of the most enjoyable aspects of building a new home. Together with our interior designer, we will assist you in selecting all of the design elements and finishing touches for your home. We will walk you through each step of the selection process. We will help you to build a home that is both beautiful, within your budget and in accordance with our contract.
Step Eight: Pre-Construction and Construction Meetings
Your financing is in place, your selections are completed and now we are ready to meet once again. During our pre-construction meeting we will review your final selections, the construction process and our schedule for completion. Here we go. You have your “Homebook” and we’re ready to break ground on your new home.
Step Nine: Construction of Your Home
The construction of a home is 80% planning and 20% building. Plan right, build right! During construction we will hold meetings with you at specific stages of progress. You can also monitor the progress of your homebuilding project by visiting our web site and clicking on the My Home Login link. This password-protected feature allows you to view contract documents and up-to-date information about the construction process. You will be able to view a schedule of construction, your final selections and the financial information about your home, plus photos of construction as we progress – all from the convenience of your personal computer. In the final stages of construction, we will establish a closing date. Before this date, we will have walked through your home together. Our orientation process ensures that you are familiar with the operation of your new home and are completely satisfied with its move in condition. We will review our Walk-thru and Warranty program again with you at this time.
Step Ten: Closing Day = Moving Day
Construction is completed and your house is ready to move into. This is a great moment. Savor it. You are now ready to make this house your home.
